Our Maintenance Plans




19-Point Inspection
1. Change Filters: Clean or replace filters as provided by the customer or Florida Cool.
2. Clean Drain: Clear the drain pan, line, and pumps of bacteria and associated organic contamination. Subsequently, we'll treat the pan/line with preventive enzymes.
3. Sanitize: Thoroughly sanitize the interior of the air handler cabinet.
4. Evaporator Coil: Sanitize and clear any surface build-up.
5. Heater: Test the heating element and its controls to ensure their proper operation.
6. Ductwork: Conduct a visual inspection to assess the integrity of the ductwork.
7. Thermostat: Test and calibrate the thermostat to guarantee accurate operation.
8. Blower Assembly: Confirm the blower wheel's cleanliness and balance and inspect the bearings.
9. Inspect Drive Belts/Pulleys: Examine the condition of belts and pulleys, making adjustments as necessary.
10. Piping: Visually inspect refrigerant and drainpipe connections for any signs of leaks.
11. Controls: Validate that all operating controls function correctly.
12. Capacitors: Test capacitors to ensure they operate within the designated range.
13. Contractors/Relays: Check the operation of contractors and relays, verifying the coil, magnets, and spring functionality.
14. Motors: Test the blower and condenser motors, as well as related relays and capacitors.
15. Electrical Connections: Ensure that electrical connections remain tight and free from corrosion or burning. Test all electrical components and visually inspect them.
16. Electrical Disconnects: Operate disconnects/breakers to keep mechanical components active and test their operation.
17. Safety Devices: Examine all safety controls to confirm their correct operation.
18. Check Refrigerant Levels: Monitor refrigerant pressures.
